Littleton Colorado is such a popular community in Colorado.  The City of Littleton is on the southwest side of Denver and can reside in Jefferson, Douglas, Arapahoe or Denver County.  Littleton was formed by the Little’s in 1872 (4 years before Colorado took statehood).  The City of Littleton was incorporated on March 8, 1890 and consist of 14 square miles with a population of 42,044.

Update on the Artificial Turf Versus Sod Project

 

This week I have been busy getting bids from companies to replace our back lawn with artificial turf.  Our backyard lawn area is fairly small at only about 500 square feet.  Imagine my shock when the bids came in at around $4,500 to remove the old grass, prep the ground and install artificial turf.  YIKES!

 

Today I talked to a local sod company and got a bid for replacing the sod in our yard.  They will remove the old grass, rototill and level the yard and install some fine Kentucky Blue Grass.  Their bid - $1,061. 

 

If I do the math, I can replace the sod in my yard 4 times for the cost of the turf.  To me it is a no-brainer, but there is still the problem of convincing my two golden retrievers to use the men’s room in the rocks and not on the new sod.  I’m not sure there are enough training treats to accomplish this task. 

 

We have lived in this house for ten years and we are just now needing to deal with the yard.  With two golden retrievers now, I figure we can make it another 5 years before dealing with this issue again.

 

My husband still has one company coming out Friday to give a bid for the artificial turf.  I’m not sure that they will be that much different, but I will certainly let him do his thing. 

 

For my money, I’m thinking SOD!

Springtime Curb Appeal in Colorado

 

Spring time has arrived in Colorado and many sellers are getting ready to list their homes to sell.  Don’t forget to focus on the curb appeal as you tackle projects to make your home show in its best light.

 

Many of us enter our home through our garage and rarely go outside to take a look at our front door entryway.  Remember, this is where the buyers will enter your home for the first time.  Why not knock their socks off when they arrive. 

 

Over the cold winter months, dirt and cobwebs probably will have accumulated in your front entry.  This is a good time to blast away the dirt and get the cobwebs knocked down from every nook and cranny. 

 

Check to see if your front door needs a fresh coat of paint.  The Colorado Mile High sun can fade even the best paint jobs in no time flat.  A paint brush and a can of paint might be just what your entry needs to make it feel fresh and inviting.

Do you have old planters with dead plants on your front porch?  Time to clean those out and get them ready to sparkle.  It’s still too early for many outdoor plants in Colorado, but there are a few hardy ones that will survive the unpredictable spring weather.  Pansies typically hold up to harsher temperatures than most annuals.

If you have patio furniture on your front porch, clean off the winters grime and pick up some fresh seat cushions at the local hardware store.  This will certainly give your porch a fresh new look.

 

When is the last time you took a good look at your mailbox?  Years of daily use and harsh weather can take on toll on the mailbox too.  It may be time for a new mailbox or at least a thorough cleaning. 

 

March is too early to put in your summer flower garden, but that doesn’t mean you should leave last year’s leftovers hanging around.  Make sure your beds are clear of all dead foliage and ready for new plants. 

 

The days are longer in Colorado which means your curb appeal will be front and center.  Do your part to make your home stand out from your competition.  Remember, you only get to make one first impression – make it count!

Artificial turf is becoming very popular for homeowners in Colorado.  It looks like real grass and provides a lush green blanket all year long.  During the dog days of summer, artificial turf typically needs nothing more than a quick hose off. 

 

With two golden retrievers and a fairly small backyard, the benefits of artificial turf are looking very appealing.  Even though my two boys are receptive to training, it is difficult to convince them to do their business off the grass but rather in a rocky area of the back yard.  They fly out the back door in the morning and stop where they want to take care of things.  This isn’t a big deal except for the fact that they are killing spots in the yard at a quick pace.  Since we live in an HOA controlled neighborhood and we have a wrought iron fence around our backyard, we are sure that the HOA will “write us up” in the next month or so for having a sad looking back yard. 

 

The options for people like us are:

 Have all the grass taken up in our backyard, the soil treated and new sod laid back down.  

Convert the entire backyard into a Xeriscape environment with no sod. 

Install artificial turf.

 

Replacing the existing sod with new sod will look great for a month or two but what happens when the dogs get back after it?

We have been researching artificial turf and are encouraged with what we have found.  Many of the pet boarding facilities in our area have switched to artificial turf for their pet run areas.  They have found it much easier to keep clean and the dogs seem to like the feel of the turf.  The underlayment makes the turf feel springy and the dogs play with smiles on their faces. 

 

The installation process for artificial turf is quite labor intensive.  Twenty years ago I probably would have suggested that my husband and I take this one as a DIY project, but now my old body wouldn’t make it through phase one.  Hiring a company who employs young strong backs makes much better sense.

 

We will be obtaining bids over the next few weeks to see what type of cost we can expect and hopefully pull the trigger on this project by May. 

 

The cost savings will be huge for this as time goes on.  We will save a lot of money and natural resources by eliminating the need to water our back yard.  We will also save on lawn maintenance services over the summer.  And since we live in the City of Aurora, we will be entitled to a Water Conservation Rebate through the City.

Last night, we arrived back in Colorado after hanging out in Lincoln, Nebraska for a few days.  It was good to be done with the long drive and get the car unloaded.  It must be springtime, because the front end of my husband’s brand new Lincoln MKX was plastered with every bug known to man.  We ran up to the spray off car wash so those bug guts wouldn’t become a permanent color variation on his grill.  Now his new wheels are gleaming with that beautiful Kodiak Metallic Brown again. 

 

 Gayle Rich-Boxman Fishhawk Lake Realtor (503)755-2905  mentioned that she would like to see some photos of Nebraska.  I took a few with my iPhone along the way.  I would have posted them earlier in the week, but I was using my iPad and I have a really hard time uploaded photos to my blogs with that device for some reason.  Strange!

 

As we walked along downtown Lincoln, I couldn’t help but notice the interesting old architecture.  These buildings were from the early 1900’s and serve as downtown office spaces.

There are quite a few walkways in the area since the University of Nebraska was a block away.  This is a good idea to keep the students off the busy streets when they are walking from point A to B.  I love how they gave the walkways some character.

Our hotel was right next to the University and we could see the football field where the Huskers provide hope and entertainment for the state.  I have decided that one in 5 cars in Nebraska is RED.  They certainly have team spirit and it shows with their cars and apparel.  Even though Omaha was only 45 minutes away, I didn’t see anything about the Broncos or Peyton Manning anywhere……

On the drive home, we passed many ranches with cattle, goats, pigs and horses.  The pastures are just beginning to green up.  The small lakes along the journey were covered with sea gulls and cranes.

I am glad we made the trip in March and not in January.  The scenery was pretty and the temperatures were mild.  I hope you enjoyed an outsiders look into Lincoln Nebraska this week.

Today is the day we jump on the highway and head back to colorful Colorado. My husband is in his last breakout session learning the latest and greatest in the legal time and billing system he sells and supports.  

 

The bags are packed and I am just waiting for his arrival so we can wheel out of here.  Lincoln Nebraska is a quaint state with lots of college students milling about.  

 

I know now our boys will be happy to have us home (Maverick and Rocky).  We have about a 7 hour drive across the open fields and cow lots. The smell can be a bit challenging along the way but the sights are different to say the least.  

 

Last night was a cocktail hour and dinner with the software folks.  There were lots of awards handed out and nice conversations with folks all over the country.  As some of them started talking about the weather they have been having in the east, it reminded me of ActiveRain and all the friends I have made.  I knew that they had over 8 feet of snow in Boston thanks to my friend Barbara Todaro .   I felt like I had insider information as they chatted about their local areas.  

 

It it is always good to get out and visit with different people.  Much of the conversation was centered around techy stuff and nothing was said about real estate, but it was a nice change. 

 

I am happy to head back to Colorado!  A break from the norm is nice but there is No Place Like Home, There's No Place Like Home, click click click.

Today is my second day in Lincoln Nebraska.  We arrived yesterday so my husband could attend a 3 day software symposium with one of the companies he represents.  

 

Since he was in class all day today, I decided to take the car and go shopping.  Why not stimulate the Nebraska economy a bit.   It was a sunshiny day and the nav system took me from place to place easily.  

 

I was dressed in nice sweats.  Not too flashy and very comfortable.  As I went into the stores, I noticed sales people kind of avoided me.  Ok maybe I should have dressed up a bit.   

 

I loaded my arms with all kinds of fun things.  When I came out of a dressing room with an arm full, the sales lady said, "so, you don't want any of these, right?"   I said "I'll take them all please."  Suddenly she was very nice and very attentive.  Guess you can't judge a book by its cover now can you.  

 

I ran into Sams Club on my way back just to browse.   One thing that caught my eye was the huge display of alcohol.  They had quite an assortment of great wines.  In Colorado, we can only buy liquor at designated liquor stores.  They just barely changed the law so we can buy liquor on Sunday's at the stores who choose to stay open.  You can buy marijuana just about anywhere, but liquor is another story.  

 

It was fun to go out today in a town where no one knew my name.  I hope that saales lady doesn't judge her future clients by what they are wearing........

Have you ever noticed how business always picks up the minute you leave town?  

 

Things in real estate were quiet for me over the past couple weeks, so when my husband asked me if I would accompany him on his annual software symposium in Lincoln, Nebraska I said no problem.  

 

We we jumped in his car this morning at 6 am and started our journey.  Cell signal was spotty along the fields of Colorado and Nebraska so I sat back and we listened to a new James Patterson book on cd.  Nothing urgent was brewing for either of us so we just chilled.  

 

Arriving in Lincoln, I noticed I had a slew of emails and a couple voice mails.  One of my favorite lenders was sending two new buyers my way.  I told him I was leaving town but I am sure that slipped his mind.  

 

Thankfully I am equipped with my iPad and tablet so I can get busy looking up properties and both buyers are willing to wait until next week to begin their search.

 

Next time business is slow, I think I will take an impromptu trip to a neighboring state.   Seems to work like a charm!
